These Terms of Service (“Terms”) govern the use of our vacation rental property and related services (“Property,” “Rental,” “we,” “us,” or “our”). By booking or staying at our Property, you (“Guest,” “you,” or “your”) agree to comply with and be bound by these Terms.

• Reservations are confirmed only after receipt of payment and/or deposit as specified during the booking process.
  
  
• Payment methods and schedules will be communicated at the time of booking.
  
  
• Failure to provide timely payment may result in cancellation of your reservation.
  
  

• Cancellation policies (including any refund eligibility) are outlined in your booking confirmation.
  
  
• Refunds, if applicable, will be processed according to the stated cancellation terms.
  
  
• No-shows or early departures are non-refundable.
  
  

• Standard check-in time: 3 pm.
  
  
• Standard check-out time: 10 am.
  
  
• Early check-in or late check-out may be available by prior arrangement and may incur additional fees.
  
  

By booking and staying at the Property, you agree to:

• Treat the Property, furnishings, and amenities with care.
  
  
• Comply with all house rules provided upon arrival.
  
  
• Supervise children and guests under your care.
  
  
• Report any damages or maintenance issues promptly.
  
  
• Not engage in illegal, disruptive, or dangerous activities on the Property.
  
  

• Only registered guests are permitted to stay overnight at the Property.
  
  
• Maximum occupancy is 4 persons.
  
  
• Events, parties, or commercial use of the Property are prohibited unless expressly authorized in writing.
  
  

• Guests are responsible for any damage, loss, or excessive cleaning required due to their stay.
  
  
• A security deposit may be required at booking and will be refunded, minus any deductions for damages, after inspection.
  
  

• Guests stay at their own risk. We are not liable for accidents, injuries, loss, or theft occurring during your stay.
  
  
• Guests agree to indemnify and hold harmless the Property owner and management from any claims, damages, or expenses resulting from use of the Property.
  
  

• Pets are not allowed.
  
  
• Smoking is prohibited inside the cabin.
  
  

We reserve the right to terminate a stay without refund if a Guest violates these Terms, engages in unlawful activity, or causes a disturbance to neighbors or the Property.

These Terms are governed by the laws of The Commonwealth of Kentucky. Any disputes arising from these Terms shall be resolved in the courts of Oldham County, Jefferson County, and/or Kentucky.

We may update these Terms from time to time. The version in effect at the time of booking will apply to your reservation.
